Flood policies do NOT cover finished basements. Some of the items covered by Flood policies: Drywall for walls and ceilings(not taped), cleanup, furnace, hot water heater, circuit breaker box(including electrical outlets and switches), deep freezer(not a fridge) and sump pumps. Carpeting, bedroom(s), bathroom, office, furniture and clothing located in a basement are simply NOT covered by flood policies.
Personal property located above basement, provided the flood policy includes contents, is calculated on an Actual Cash Value(ACV) Basis NOT Replacement Cost.
