As we approach Spring, be ready for rain, rain, and more rain. As a reminder to all homeowners, rains which enter into a home are NOT covered by homeowner policies. Water which runs on top of driveway, patio, deck or the yard is called surface water. Surface water entering a home simply is NOT covered by home policies. In fact, if a fire hydrant spews water which runs down a hill into a garage or house is also NOT covered by homeowner policy, as it is considered surface water.
It floods in every state and every house is subject to flood damage from not only rising waters but the homes not located near rising waters is subject to down pours and flash floods. Homes not located in a path of frequent flooding can purchase a flood policy for as little as $250 a year. One inch of water in a home could costs $25,000 in damage.
